DESCRIPTION: 120 acres +/-, consisting of 40 acres
+/- of cultivation and 80 acres +/- of pasture. Crete silt
loam, Crete silty clay loam, Benfield silty clay loam
and Kipson-Sogn complex (Class 2,3,6) make up the
soil types. Crops have alternated between beans and
milo. Harvest has produced between 30 and 40 bushel
per acre for beans and 70-80 bushel for milo. Pasture
has water and good fencing.

MINERAL RIGHTS: Seller’s mineral rights will be
conveyed to the buyer.

TAXES: $612.06 estimated 2017 taxes based on 2016
mill levy. Seller shall pay 2017 taxes.

POSSESSION: Buyer shall receive possession subject
to tenant’s lease upon closing.

TERMS: Buyer to receive cash rents depending on
time of purchase. The Buyer and Seller are to equally
