BLACK HAT RANCH
374 N 750 Rd
Overbrook, KS
363± contiguous acres in Douglas County, Kansas, just south and west of Clinton Lake, will sell at auction October 7th in a hybrid format—live in person with online bidding allowed anytime leading up to and during the event.
This tract is a premier hunting property in Deer Unit #10. Timbered draws, creek bottoms, and mature cover create natural travel corridors that hold trophy whitetails and large flocks of turkey. The abundance of adjoining U.S. Army Corps of Engineers ground on two sides amplifies the quality of game and ensures long-term wildlife management. Elevation changes across the acreage provide both natural seclusion and sweeping views, making this an outstanding destination for hunters and outdoorsmen alike.
Improvements include a 2008 climate-controlled barndominium with a one-bed, one-bath retreat, full kitchen, and appliances that remain. The attached shop/garage—also climate controlled—offers two oversized roll-up doors, ideal for storing equipment or recreational vehicles. A second shop with concrete floor and dual overhead doors adds additional utility and storage options.
The land is balanced between approximately 290 acres of pasture and 73 acres of timber, with about 50% Class III and IV soils. Ranch infrastructure is already in place, featuring continuous fencing around the grow lot, loadout facility, and gathering pen. Additional cross fencing supports rotational grazing. Multiple ponds and a creek add reliable water sources, complemented by rural water service and several automatic waters. A recent perimeter stake survey adds peace of mind for buyers.
Only 20 minutes from Lawrence, 35 minutes to Topeka, and 45 minutes to Kansas City, this property offers scale, location, and versatility—equally suited for ranching, hunting, or building a private retreat.
